Remember the name Teresa Lingg. On second thought, you won’t need to remember it, because you’ll be reading it a lot in the future.
A broker since 2014 and an associate director in Newmark Knight Frank’s Minneapolis office, Lingg is a member of two brokerage teams on behalf of that company, the suburban and downtown teams. In 2017, she was involved in 86 lease transactions totaling 327,905 square feet, for a total consideration of $106 million; and in sale transactions totaling 450,166 square feet, valued at $43 million.
While Lingg specializes in Minneapolis’ CBD market, she also completed transactions in the southwest and western markets last year, working with several different brokerage teams year. Her current portfolio has a 75/25 landlord/tenant representation split.
Her work with the branch-off law firm Madel is a good example of her work. The firm was looking at 15,000 square feet with a seven-year lease term. Lingg’s understanding of the firm’s growth strategy told her that those terms might be too ambitious, so she was able to negotiate a six-year lease with eight months of free rent. This result was more conducive to the firm’s growth strategy as well as to market timing.
